Yes downtown Tampa is expensive. It is expensive because it is worth it. There are many things which cost a little less or are very close to you hence cost less to travel to. You really do not even need a car to get around in downtown Tampa and the TECO Line Streetcar is free through fiscal year 2024 at least.
Currently the most affordable neighborhoods are apartments and condos for rent. Of the two I would suggest the apartments during the current market conditions. Other options include Ybor City which costs less but Ybor City is not for everyone. The eastern side of downtown beside the Channel District are great condo and apartment options in downtown Tampa.
You will get to avoid the cost of closing on the home. It also cost more money up front to purchase because of needing the down payment. If you are not going to live in Tampa for 5 years or more at this point I would be living in a property for rent and would look for a price I could afford.
Downtown there are more overall services, attractions and groceries as well. There is also the streetcar and rentals to get you around downtown. Food trucks which can actually be great are also readily available. Compared to the Islands younger people on average will prefer downtown housing.
