Davenport Florida has the most population growth of any Central Florida cities by percentage. Tampa Florida is still the largest city by total population and Orlando Florida is the largest city by land mass. Polk County and Lake County are the fastest growing counties by percentage of population growth.
Although much of Northern Florida has relatively even population growth that is not the case in the Central Florida region. The small town feel or small town close to Walt Disney World seem to be the most attractive. Cities like Davenport Florida and St Cloud are two of the fastest growing cities in the Sunshine State if you go by population percentage. Soon that will change with massive expansion along the I-4 corridor between US-27 and Lakeland Florida.
Winter Haven and Lake Alfred Florida are two cities set for growth. Especially Lake Alfred as the highway system has been completed in preparation for all of the new residents. You can already see where thousand and thousands of homes are to be built and the land is already cleared. Rolling hills, mild winters and many parks are what you can expect to find there.
Winter Garden Florida and Horizon West also known as Oakland Florida (same zip code areas) is the fastest growing area and hottest real estate market in Central Florida. Even as interest rats have climbed prices have remained relatively steady but, new home sales have not been on fire as of late. New homes in Communities Like Waterleigh were selling to the highest bidder. Great parks by the city and county are around every corner and Horizon West borders Walt Disney World.
Lake Nona is another area in Orange County FL which is just east of Orlando International Airport. Rapid expansion has pushed this development into St Cloud under the name of Sunbridge. Tavistock is the developer and I am sure it will do fantastic. Botanical gardens, golf courses and beautiful parks are around every corner. Give this area a few years, and you missed out.
If you have been thinking of Broward County or Miami Dade County then Fort Lauderdale may have been in your plans> Unless you have specific career opportunities awaiting you there I suggest looking to the southwest coast of South Florida/ Although 2023 was not the best of years for this area it will rebound after the hurricane cleanup and many new homes will replace the older destroyed ones.
Dramatic changes in a city with a low crime rate are always a good thing. With easy access to amazing beaches and outdoor activities there is no way this area does not move forward.
